Bathrooms in Oakley homes, done right
Oakley (ZIP 45209) runs out from Oakley Square along Madison Road, and much of its housing is early-1900s bungalows and brick homes, with newer infill mixed through. The bungalow footprint is the defining constraint: one bath, usually around five by eight feet, sitting between two bedrooms with a window on the exterior wall.
Almost every Oakley bath we open up has the same history: a 1970s or 1980s surface-level update laid over original plumbing that was never touched. Behind the tile there is commonly galvanized supply, a cast-iron drain, and a subfloor that has been quietly wet around the tub for years. That is why we price these as full gut jobs rather than refits: what is behind the wall determines the result far more than what goes on it.

Common questions from Oakley homeowners
That is the usual situation here, and it is the reason we plan the schedule before demo day rather than during. Materials are ordered and staged first so the room is only out of service for the days it is genuinely being worked on, and we give you the dates in writing up front.
Replace fixtures only if the pipes and floor behind them are sound, and in an Oakley bungalow that is the exception. A new vanity and toilet connected to galvanized lines over a soft subfloor leaves the expensive failure in place, so we show you that condition through one opened section during the site visit. If it checks out, a refit is a fair option and we price it as one.
