Greenhills (ZIP 45218) is an independent village north-west of Cincinnati, built in the 1930s as one of only three federally planned Greenbelt towns in the United States, laid out as a single coherent design around shared green space.

A village conceived and built as one piece protects that coherence, and rightly so. What is permitted on a specific parcel, and what a new building has to do on siting, scale and materials, is determined by the village and its review process rather than inferred from surrounding practice. We establish that in writing before design begins. Approaching a place with this much intentional planning behind it using a stock plan is not a realistic route.
